Stormwater and drainage considerations
How water leaves a Manly lot is often the real constraint on a renovation or new dwelling.
The street is not always the answer
Existing roofs, courtyards and rear gardens in Manly, Queenscliff and Freshwater often drain in ways that were never drawn. Adding a first-floor extension or a larger terrace can load a system that already surcharges.
We prepare concept stormwater plans for Northern Beaches residential DAs. On-site detention, where it applies, is part of that work.
What to send
Address, what you are building or fixing, any survey, and photographs of the wet or falling area. If council has already asked for a stormwater concept, say so.
We will not quote a standard OSD volume on a webpage. Volume, orifice and discharge points are site-specific and method-versioned when they are calculated at all.
