Tight lots, occupied houses, and construction that has to happen around what is already there.

Side setbacks, occupied dwellings, sandstone, trees, and neighbours’ drainage are normal in Manly, Fairlight and Balgowlah. A design that assumes a clear site will spend its contingency on the first excavation.
Tell us what is already on the land. Photographs of side passages, rear banks and existing pits are more useful than a long email.
